If I'm interested in seeing a property, what do I do?

What is the application process?
Select the property that you are interested in on the available listings. Click on the "apply now" button on the page.
In addition to submitting your application to secure a property, we require:
Security Deposit payment
Signing of Lease
two (2) forms of photo identification (gov. or state issued, student ID, passport, Visa)
** If your application is denied, we will refund your security deposit in the form of a check. (Keep in mind, this DOES NOT include application fee(s) that cover the screening process. The application fee is non-refundable)
What are the fees when applying?
Application fee: $42 per applicant (everyone living in the property or co-signing has to fill out application) This application fee is non-refundable. It covers the cost of the screening process.
Security Deposit: Equal to 1 month's rent (but not a substitute for a month’s rent)
Is the security deposit the same as the 1st month's rent?
No, this is a security deposit, not the first or the last month's rent. It is not possible to apply them as rent in any form.
The security deposit is obtained to secure the property and to cover and damages or fees that may be assessed after your move out date. The first month's rent pays for the first month of occupancy and is due on or before we issue you keys to your new property. For the same reason, the security deposit can not be applied to the last month's rent.
Do you allow smoking or vaping inside the properties?
No, we do not allow smoking or vaping inside the properties.
Am I required to have Renter's Insurance?
Yes, we require all residents to have renter's insurance.
When you rent an apartment, house, or other dwelling, a property owner's insurance policy won't protect your items such as clothing, electronics, furniture, or your other personal belongings. This is why we require you to have renter's insurance-it's to protect your stuff!
We require all residents to have personal liability and personal property coverage.
Once my application has been approved, what else do I need to do before moving in?
Renter's Insurance: Required of all residents (See FAQ "Am I required to have Renter's Insurance?")
Utility Confirmation #'s: These numbers are obtained from the individual utility companies when you set up your new service with them. (Services may include: electricity, gas, water, trash) Please check your lease for your property specific required utilities.
Pet Questions
Do you accept pets?
We do accept pets, but it is property and pet specific.
There is a refundable pet fee equal to 1/2 month's rent but no less than $300.
A fee of $50 will be charged per month per pet in addition the the rent due each month.
What is your pet policy?
All pets must be at least 2 years old, spayed or neutered, and not considered an aggressive breed by the City of Manhattan. Ferrets, rodents, reptiles, snakes, and venomous species are not permitted. There will be no more than 2 animals allowed per property.
As a part of our pet approval policy, we need to meet and take a photograph of your pet(s) for our records. You will be asked to set-up a Pet Appointment when you pick up your keys. All pets need to be added to our records within 1 week of move-in or adding a new pet to your residence. Your pet will not be "approved" without this documentation in our system.
What is considered an aggressive breed?

Cane Corse
Chow
Dogue de Bordeaux

Resident Questions
I have a maintenance/service issue. How can I start a work order?
Each resident has access through the resident portal to make a maintenance request. The request should included the property address, name and number for contact, and the nature of the request with an attached photo of the issue.
Please, also advise us, if there is a pet in the residence.
How can I pay my rent?
Rent may be paid by:
pay online through your resident portal which will allow you to draft your payment through your bank account
credit card payment via online resident portal
**Note: These are the only accepted forms of payment
***Note: Only one rent payment accepted when multiple residents in common residence.
How do I access my resident portal?
On the main page there is an opportunity to log in. If you are still having trouble with your login due to potential incorrect email or password, please call 785-380-8814 for assistance.
How much is the late fee if my rent is late?
Rent is considered late after 11:59 p.m. on the 1st day of each month (even if is a weekend or a holiday) The late fee is an additional 10% of the monthly rent. If a rent payment is returned it is considered late.
Move Out Questions
What steps are needed to get ready for move-out?
All leases end at 12:00 p.m. Noon.
Timely vacate the property: Failure to timely vacate the property may result in fines and additional rental fees.
Utilities: Contact all utility companies and schedule service cancellations.
Keys: Return ALL keys by NOON on lease end date.
Remove: All belongings, personal property, food, trash, etc. from the premises (inside and out)
Clean: Thoroughly clean the entire premises: all rooms, cabinets, closets, appliances, floors, walls, etc. A cleaning check list is provided for convenience. Chestnut Property Management will have carpets (if any) professionally cleaned and cost will be deducted from your Security Deposit
FORWARDING ADDRESS: Provide forwarding addresses for all residents to Post Office and Chestnut Property Management.
SECURITY DEPOSIT: Security deposit statements will be processed no later than 30 days after the termination of your Lease, in accordance with Kansas law.
Moving out earlier than your lease end date? Please contact your Chestnut Property Management at 785-380-8814 to schedule an EARLY MOVE-OUT INSPECTION.
